The Nightmare of a Rental Property: Evictions, Fines, and a Hard-Won License
Real estate investing can be an exciting and profitable journey, but every now and then, you come across a property that feels more like a nightmare than a dream. Let me take you on a rollercoaster ride of one of my more challenging experiences with a rental property that tested my patience, my wallet, and my determination.
The City Came Knocking
It all started when the city sent me a notice, threatening a criminal lawsuit. The issue? Apparently, I didn’t have a rental license for the property I had owned for the past two years. Here’s the kicker: I was being held responsible for the fact that the previous owner hadn’t had one either. So, I was now facing potential legal trouble for something that happened before I even owned the place! Talk about a curveball.
The Squatter Situation
As if that wasn’t enough, I had to deal with what I like to call a “professional squatter.” You know the type. They know the system inside and out and make it their business to stay in properties without paying rent for as long as possible. Thankfully, I managed to evict this particular tenant in just two months — a small victory in the grand scheme of things, but it was draining both emotionally and financially.
Costs Piling Up
Once the squatter was gone, the real work began. The property needed extensive repairs and renovations, which set me back $20,000 on top of the $40,000 I had already spent due to previous evictions and repairs. Oh, and did I mention the city fines? Every 21 days, I was hit with new fines for not having the rental license. It was chaos, to say the least.
The Light at the End of the Tunnel?
After what felt like an eternity, I finally obtained the rental license and got the property back in shape. It’s being rented out for $1475, hoping that this chapter of turmoil is finally behind me. But in real estate, you never really know what’s around the corner.
